Ameristar Home Additions & ADU: The Pasadena Owner’s Guide

Rowan Construction Group Pasadena stocks and installs Ameristar-compatible components for home additions and ADU projects, with typical installed pricing in Pasadena running $45,000-$130,000 for additions and $90,000-$220,000 for detached ADUs. Most Ameristar material orders arrive within 5-10 business days, and we schedule framing start once your permit clears and materials are staged. Pasadena homeowners usually discover an issue when the city inspector flags a mismatched spec during rough inspection, or when the Ameristar window or door package doesn’t integrate with the existing Craftsman framing common in Bungalow Heaven and other older neighborhoods.

Which Ameristar Models This Applies To

Ameristar manufactures entry-level to mid-grade windows, exterior doors, and patio door systems sold through Home Depot and select regional distributors. The critical detail for Pasadena additions and ADUs is series compatibility with Title 24 energy code, which tightened significantly in 2023. We regularly see Ameristar 5500 Series vinyl windows and 5700 Series patio doors specified for ADU projects because they meet the U-factor and SHGC requirements without the premium of fiberglass or composite frames.

To identify your exact unit, check the white adhesive label on the window sash or door edge for the series number, manufacture date, and NFRC rating. The 5500 Series uses a 3-1/4″ frame depth; the 5800 Series steps to 3-1/2″ with a reinforced sill. That quarter-inch difference matters when you’re tying into existing stucco with weep screed, the perforated metal strip at the base of the wall that drains moisture. We’ve had to re-order entire window packages in Pasadena’s Linda Vista neighborhood because a homeowner’s original contractor assumed all Ameristar vinyl frames were the same depth.

OEM Ameristar parts come with a 20-year glass, 10-year non-glass warranty, but only when installed by a certified dealer. We source through Ameristar’s Western Distribution Center in Ontario, California, which typically stocks the 5500 and 5700 series in white and almond. For faster turnaround on custom sizes or bronze exterior finishes, we also specify quality aftermarket equivalents from JELD-WEN and Milgard that match the rough opening dimensions and nail fin placement, so the stucco cutback and weather-resistive barrier integration remain identical.

Signs Your Ameristar Home Additions & ADU Is Failing

Signs Your Ameristar Home Additions & ADU Is Failing
  • Condensation between glass panes. The insulated glass unit (IGU) seal has failed, which means the desiccant inside the spacer bar is saturated. In Pasadena’s dry-summer climate, this usually shows up first on south- and west-facing units where thermal cycling is most extreme. The glass appears foggy in morning cool and may clear by afternoon, but the low-E coating is already degrading.
  • Sash won’t stay open or slams shut. The balance system, either a coil spring or block-and-tackle mechanism hidden in the jamb liner, has lost tension. On Ameristar single-hungs, this is often a broken pivot bar or worn balance shoe. The window is technically operable but unsafe above the first floor.
  • Air leakage around the frame perimeter. The compression seal between sash and frame has flattened, or the installation foam behind the nail fin has detached from the framing. Pasadena’s Santa Ana wind events will find this gap; you’ll feel it as a draft even when the window is locked.
  • Patio door rollers grind or stick. The tandem roller assembly, typically a 1-1/4″ or 1-1/2″ steel wheel on Ameristar sliding doors, has flattened or corroded. Pasadena’s occasional heavy rain seasons wash alkaline dust into the track, accelerating wear. A door that once slid with one finger now requires shoulder force.
  • Water staining at the sill or below the door. The weep holes, small drainage slots in the vinyl sill profile, are clogged with stucco sand or paint. Water that should exit to the exterior backs up into the subfloor. In a ground-floor ADU conversion in Pasadena’s Madison Heights, we found this had rotted a 4-foot section of sill plate before the homeowner noticed the interior baseboard swelling.

Replacement Cost & What’s Included

For Pasadena homeowners, Ameristar window and door replacement within an existing addition or ADU typically falls within these ranges:

Component Installed Range
Single Ameristar 5500 Series window (retrofit) $450-$850
Sliding patio door, 6’0″ x 6’8″ $1,200-$2,400
Full window package, 800 sq. ft. ADU $6,500-$12,000
Complete ADU door/window replacement $8,000-$18,000

What drives the range: custom sizing adds 20-30% over stock dimensions; tempered glass for units within 24 inches of a door or at stair landings is code-required and adds roughly $80 per opening; and stucco repair integration, which we always include in our written scope, runs $400-$900 per opening depending on whether the existing weep screed can be preserved. Our quote separates material, labor, and permit-related costs so you see exactly what the Ameristar package costs versus the integration work. Under Clause 1 of the Haven Standard, that written price is fixed; no change proceeds without a signed change order.

DIY or Call Us?

There’s a safe middle ground for Ameristar window and door assessment, and a hard stop where DIY becomes costly or dangerous.

What you can check safely: verify the series number on the label, photograph any visible damage for documentation, and confirm whether the unit is still under Ameristar’s warranty (registration required within 60 days of installation). You can also clear weep holes with a piece of wire or compressed air, and lubricate patio door tracks with silicone spray, not WD-40, which attracts dust.

Where DIY goes wrong: removing a fixed vinyl window without supporting the stucco header can crack the exterior finish and compromise the weather-resistive barrier. Retrofit window installation requires precise shimming and fastening to maintain the manufacturer’s structural warranty; Ameristar voids coverage if their prescribed screw pattern and J-channel integration aren’t followed. And any work above the first floor in Pasadena requires proper fall protection, which most homeowners don’t own. We’ve been called to three jobs in the last two years where a well-intentioned owner saved $400 on labor and spent $2,200 repairing water intrusion that followed.
