The M2 and newer units moved to a standing-seam 24-gauge Galvalume metal roof with a concealed fastener clip system. The Quattro line, their four-bedroom configuration, uses the same metal system but with a wider 16-inch panel profile and proprietary ridge vent integrated into the structural shell.

To identify your roof type, check the data plate inside the electrical panel compartment; Mighty Buildings stamps the roof spec code there. For TPO units, the membrane will show “Carlisle” or “GAF EverGuard” branding at the cut edge if original. For metal systems, the panel backside shows the MB part number near the eave. We stock both OEM-compatible membranes and aftermarket equivalents from GAF and Johns Manville that meet the same 60-mil spec at lower unit cost.   • Water staining on interior ceiling panels. The TPO membrane develops pinholes at stress points where the HVAC curb penetrates the field. On metal systems, the concealed fastener clips back out after thermal cycling, opening the seam. Either way, the water tracks along the structural channel before it drips, so the stain location rarely matches the leak origin.
  • Visible gaps at ridge or eave flashing. Mighty Buildings uses a proprietary compression gasket at the ridge vent interface. These units are built with a 5/12 pitch minimum, but the integrated fascia and concealed gutter detail means there’s no secure footing at the eave, and the membrane is slippery when dew-covered or dusty.

What goes wrong with DIY attempts: TPO membrane welding requires a hot-air welder set to 600-700°F with a proper nozzle angle and roller pressure; a homeowner with a heat gun creates a weak lap that fails in the first thermal cycle. Metal panel replacement demands a break-lock tool to engage the seam without creasing the finish. And any penetration of the structural shell, even for a “simple” vent modification, voids the Mighty Buildings shell warranty if not documented by a licensed contractor.
